The short answer is that we do all the work while you watch the profits roll into your bank account. You’re busy, right? You have other responsibilities and things you want to do with your time. And this is a business operation, not a side hobby. There is too much at stake.

Managing your own property or vacation rental can come with inconveniences, such as a guest rousing you in the middle of the night with a plumbing issue. Our short-term rental management company takes care of everything for you.

Additionally, our service pays for itself. Our optimized pricing strategy, coveted Superhost status, and attention to detail yield upwards of 20% more revenue than owners tend to earn by self-managing.

You can expect full-service management – meaning less work for you. Our property management professionals handle the creation of listings, management of all guest reservations/support, and coordination of all cleanings. We also take care of maintaining the supply of all items needed by guests and any necessary maintenance or repairs. 

Our approach means our listings perform on average 20% higher than other competitors, bringing in more bookings and revenue. Our commission is 25% of gross revenue (nightly rate) less cleaning and  hosting platform fees. Another way to look at it is this: you earn 75% of the revenue while we do 100% of the work. It’s a good deal!

It all starts with the initial contact. We will discuss your needs, answer any questions you may have. From there, we visit and evaluate the property. If we decide to move forward together, we will sign a Property Management Agreement

Then, we work diligently to prepare the property for guests, perform cleaning, arrange and manage photography, and create the listings. We ensure that each property is properly furnished and outfitted for optimal performance. 

In addition, we prepare a comprehensive digital welcome guide for guests – one of our small touches that makes a BIG difference in guest experience.

Your short-term rental property will be listed on our Airbnb Superhost page, our VRBO Premier host page, our direct booking site, Harmonized Getaways, Booking.com, and Google Travel. But it doesn’t just stop with the big-name third-party platforms for us. We maintain accounts and are active across a multitude of social media platforms promoting our properties. We ensure our properties are featured on the social media accounts of local tourism offices and we work with travel influencers and bloggers. Anywhere we can get your property featured for more exposure, we will work to be listed – just as we would our own properties!

We contract with well-vetted cleaners and repair technicians to guarantee your vacation property is maintained for both guest satisfaction and safety, and your peace of mind. Our short-term rental properties are better kept up with than the average residential home because we are inspecting all systems and areas frequently, and ensuring even the most minor of repairs are quickly handled.
